2024 comments: Tree is healthy, in a protected location, and highly valued by property manager. Multi-stemmed tree with large low branches near ground level. Trunk circumference used in the current score was measured near ground level at smallest girth below branches. Stem 1 circumference = 96 inches (measured at 4' above ground level).
